Catoctin Creek Park and Nature Center

Addition of Donated Parcels to Catoctin Creek Park

Triad was engaged to assist Frederick County, Maryland, in the process of consolidating three donated parcels of land into the Catoctin Creek Park property. These parcels were offered by Harriett McKnight Crosby, Trustee of the Harriett McKnight Crosby Revocable Trust.

These parcels are subject to separate Conservation Easements held by Frederick County and/or the Maryland Department of Natural Resources, requiring coordination with these agencies throughout the project.

Scope of Services:

Field Survey and Addition Plat: Triad provided survey personnel to conduct a field survey of the Catoctin Creek Park property and the three donated parcels. This included locating existing boundary evidence, improvements, and pertinent features. After completing the fieldwork and preparing working drawings, Triad coordinated with the relevant agencies, with a Project Manager facilitating meetings and discussions regarding the project.

Triad laid out the proposed subdivision according to the Frederick County Zoning and Subdivision Ordinances and prepared an Addition Plat for submission to the Frederick County Department of Development Review.  Once the Addition Plat was approved, Triad’s survey crews flagged boundary corners and reset rebar with surveyor caps as required. The final Plat was then recorded in the County land records.

This comprehensive service supported the successful consolidation of the donated land into Catoctin Creek Park, in compliance with local ordinances and coordination with necessary agencies.
