This project consisted of the construction and site development for a large luxury mixed used residential development located in Scott Depot, West Virginia. The development which encompasses approximately 110 acres will ultimately have 532 luxury apartments, 174 townhouses, 72 condominiums and 59 single family patio homes. The development also includes a 6,500 square foot clubhouse, resort style pool, playgrounds and sport courts. Triad worked with a project team consisting of architect and developer to create a complete, comprehensive set of construction drawings. Site features included concrete and asphalt paving, sidewalks, curb and gutter, site utility routing, drainage structures, and storm water management features.
Services provided by Triad consisted of field surveying to generate a map of existing site and topographic features; geotechnical investigations to determine subsurface conditions to facilitate design of the building foundations and associated site work; civil design of all site grading, drainage features and storm water management systems; and preparation of West Virginia Division of Highways (WVDOH) encroachment permit and West Virginia Department of Environmental Protection (DEP) construction stormwater permits. The permitting phase of the project also included close coordination with the Putnam County, West Virginia Planning Commission to obtain building permits and certificates of occupancy. In addition, Triad performed construction administration services including full-time inspection, construction documentation, pay estimate review, and Owner-Contractor coordination.
